Idaho's All Season receives a 25% compensation for short term rentals (under 30 days), which is standard in the lodging industry. Longer term rentals are compensated at 12%. |
| WHAT IS THE BENCHMARK FOR IDAHO'S ALL SEASON MOUNTAIN RESORT RENTALS RENTAL RATES? |

Idaho's All Season nightly rental rates are keyed off rates at comparable properties, then adjusted for features and amenities unique to the home and area. |
| HOW DOES THE RENTAL MANAGER DECIDE WHICH HOMES GET RENTED FIRST? |

When a guest calls and requests a particular size, location, feature, view or type of home, we do everything possible to fulfill our guest's requirements. Our property management team will distribute rentals on an equitable basis. |
| HOW DO I BOOK MY HOME FOR PERSONAL USE? |

If you would like to make a personal reservation for your home, you can forward your booking request, in writing to our office. We will put forth all efforts to fulfill your request. It is important to understand that owner occupancy reduces the overall opportunity for rental revenue and has the most dramatic impact during peak occupancy periods. |
| WHAT ARE THE HOUSEKEEPING SERVICES PROVIDED? |

We devote substantial management time to quality control. Comprehensive cleaning services are provided at the end of each guest visit. Guests may schedule additional cleanings as desired for an additional fee. |
| WHAT ARE THE MAINTENANCE SERVICES PROVIDED? |

Idaho's All Season is responsible for the upkeep of homes in the rental pool, including preventative maintenance. A quick and efficient response to your home's maintenance needs is high on our priority list. |
| WHAT HAPPENS IF A RENTER DAMAGES MY HOME? WHO PAYS? |

If damage occurs to a home while it is rented to a guest, an Idaho's All Season Manager shall investigate and make a report of all accidents or damage to the Unit and make any and all loss or incident reports required by your insurance company. The Owner shall be responsible for, and shall bear losses with respect to any damage, theft, or other actions by any renters occupying Unit, accidental or otherwise. |
| MAY I REQUEST THAT MY HOME BE A NON-SMOKING UNIT? |

All homes managed by Idaho's All Season are rented as non-smoking units. Guests are informed of this policy at the time of booking. Please note, that if your home is to be rented as non-smoking, it is important that you and your guests respect this policy for the comfort of guests who prefer non-smoking units. |
| AS A HOMEOWNER IN THE IDAHO'S ALL SEASON MOUNTAIN RESORT RENTALS MANAGEMENT PROGRAM, WHAT EXPENSES AM I RESPONSIBLE FOR? |

The expenses associated with managing and renting a resort home have been clearly delineated and assigned to either the homeowner or Idaho's All Season in the document titled expenses. |
| HOW DO I RECEIVE RENTAL REVENUE FOR MY HOME? |

Idaho's All Season is responsible for recording income and expenses for each rental home. Revenue statements will be sent each month, along with checks, when applicable. |
| WHAT AM I REQUIRED TO PURCHASE FOR MY HOME IN ORDER TO ENTER THE IDAHO'S ALL SEASON MOUNTAIN RESORT RENTALS PROGRAM? |

You may choose to furnish your home yourself, or you may acquire the following items from Idaho's All Season Mountain Resort Rentals:
• Housewares Package
• Linen Package
• Furniture Package
If your property is to be used as a long term rental only, you may choose to leave your home unfurnished. |
| MAY I BRING A DOMESTIC ANIMAL TO MY HOME? |

Yes, you are allowed to bring domestic animals to your home. If you are bringing a pet to your residence, please let us know so we can monitor your home in preparation for a guest who may have pet allergies. There will be an additional cleaning charge associated with pets in your home. The Idaho's All Season Program does not permit rental guests to have pets in the rental homes, unless specifically allowed by the homeowner. |
